Why You Need a Subdivision Application Map

How Subdivision Application Maps are Prepared

When you wish to subdivide your property or reconfigure property lines, you must apply to your local Community Planning Branch (CPB). Your application must include a Subdivision Application Map (SAM) prepared by a licensed Manitoba surveyor. To prepare the SAM, the surveyor will do a physical field survey of the property. This includes:

  • locating at least 2 monuments to tie the property to a specific location

  • measuring and documenting property boundaries, and recording the existent features of the property

  • collecting information on the existing and proposed property limits, buildings and structures, driveways and access points

  • identifying and recording wastewater management, wells and water bodies, as well as existing above ground utilities

  • identifying treelines, field edges, and major water bodies

 

If your proposed Subdivision receives a Conditional Approval Letter from CPB, it may be subject to a number of conditions. Most Subdivisions require a Plan of Subdivision prepared by a Manitoba Land Surveyor. The Plan of Subdivision will depict the newly intended property boundaries and will be required to be registered at the Land Titles Office.
