Building Location Certificates in Southeastern Manitoba
A Building Location Certificate (BLC) is a legal document that provides an accurate depiction of the location of buildings, structures, and other improvements on a property in relation to its property boundaries. They must be completed by a licensed land surveyor like those found at Keystone Surveys in Steinbach. We are a local business with nearly 50 years of surveying experience in southeastern Manitoba, including Whiteshell.
Why You Need a BLC
-
To protect property ownership and avoid costly disputes over property boundaries
-
To accurately represent the property you wish to buy when applying for a mortgage
-
To prove zoning compliance within a municipality
-
To identify encroachments at the time of purchase

It is important to note that title insurance is not based on a physical inspection of a property. It is a reactive protection against financial loss if a discrepancy or error, such as unknown liens and encroachments, occurs. For utmost precision, a land survey / BLC is the best solution. They reveal any issues and prevent disputes while providing a level of certainty and assurances that title insurance cannot.
How a BLC is Prepared
A qualified Manitoba Land Surveyor is responsible for the accurate measuring and mapping of a property. They will do so by visiting the property and measuring its dimensions and all existing structures. They reveal any issues and prevent disputes while providing a level of certainty and assurances that title insurance cannot.
Once they have collected all the information, the surveyor creates a formal document that includes a sketch of the property lines, building locations, and encroachments. This is the Building Location Certificate (BLC).
