About Us

Keystone Surveys MLS Inc. was founded in 1975 by Orest A. Recunyk to meet four needs in a developing Manitoba:

  • professional quality surveys

  • qualified staff

  • high level of customer satisfaction while abiding by and upholding all by-laws and regulations

 

Gilbert J. Landreville continued this tradition from 2000-2020, at which point Johan Dyck, P. Surv, M.L.S. became the owner and president of Keystone Surveys MLS Inc. Under his direction, we continue to offer high-quality surveys throughout Manitoba. Although our primary area of service is east of the Red River and south of PTH 15, our work has taken us north to Churchill, west to the Saskatchewan border, and east to the Ontario border. We serve all sectors of the province, from individuals to contractors and developers, municipal, provincial, and Crown agencies, and more.

  • What Is a Manitoba Land Surveyor?
    A Manitoba Land Surveyor (MLS) is a professional licensed by the Association of Manitoba Land Surveyors (AMLS) to conduct land surveying in the province of Manitoba. These professionals are responsible for measuring and assessing survey evidence, determining property boundaries, and preparing legal documents like survey plans and certificates. The work performed by a Manitoba Land Surveyor ensures that land ownership, development, and use are based on accurate and legally recognized property boundaries.
  • How much does a survey cost?
    The cost of a land survey in Manitoba varies depending on several factors, including: Type of Survey: Different types of surveys (e.g., boundary surveys, topographic surveys, subdivision surveys) have different costs. Size and Shape of the Property: Larger or irregularly shaped properties generally require more work, which can increase the cost. Location: The property's location, including its proximity to urban centres and accessibility, can affect costs. Remote or difficult-to-access areas may require additional time and resources. Complexity: Properties with complex features, such as hilly terrain, dense vegetation, or existing structures, may require more detailed work.   • How do I know where my property lines are?
    We can show you! We can stake the corners of your property for you with iron bars and prepare a Staking Certificate certifying the bars are in the correct location.
  • I want to subdivide my land; how do I start?
    We always recommend talking to your City/Municipality and your local planning authority before starting the subdivision process to confirm they will be in support of your intentions. They will discuss any concerns with you, if any, which can help you decide how to proceed. After talking to the City/Municipality and your local planning authority, make an appointment to see us so we can start preparing your Subdivision Application Map (SAM). 
  • How long does a subdivision take?
    The subdivision process in Manitoba can vary in length depending on several factors including the size of the subdivision, its complexity, its location, if new roads are being opened to accommodate the new lots, etc. It’s typical for a simple subdivision to take about 6-8 months to be completed and could take 2+ years for complex subdivisions.
  • I want to build a fence/shed/detached garage or addition on my house. Do I need to get a survey?
    We recommend the property be surveyed before building any sort of structure on your property. Some jurisdictions require a Staking Certificate before construction of certain improvements begins. Defining the property boundaries before construction allows the owner to make sure the improvement will be in compliance with your local zoning by-laws and doesn’t encroach onto a neighbouring property.
  • What Is a Building Location Certificate (BLC)?
    A Building Location Certificate (BLC) is a legal document prepared by a licensed land surveyor that provides an accurate depiction of the location of buildings, structures, and other improvements on a property in relation to its property boundaries. A BLC identifies any encroachments, where a structure on the property is located over the property boundary, or where a neighbouring structure encroaches onto the property. The certificate also shows the information necessary to confirm whether buildings and structures comply with local zoning bylaws, including required setbacks from property lines. It is important to note, survey monuments are not placed during a BLC unless specifically requested.
  • The current owner has a Building Location Certificate, do I still need one?
    An out-of-date Building Location Certificate (BLC) should not be used for a real estate transaction. Encroachments from a neighbouring property may not have been present at the time of the survey but do now. The best way to protect yourself is to get a new BLC for the real estate transaction.
